I've been placing tenants and investors in West Berkeley for 14 years. It remains one of the most underappreciated commercial submarkets in the Bay Area — and right now, it's as well-priced as I've seen it.
What West Berkeley Actually Is
West Berkeley sits between the I-80 freeway and the waterfront, roughly bounded by University Avenue to the north and Ashby Avenue to the south. Historically it was an industrial district — ceramics, glass, and light manufacturing. Over the past 30 years it has transitioned into one of the most interesting mixed-use commercial corridors in the East Bay.
Today the tenant mix is genuinely eclectic: biotech and life sciences companies, artisan manufacturers, tech startups, creative agencies, breweries, urban farms, and everything in between. The architecture reflects that history — brick warehouses, concrete tilt-ups, and steel-frame buildings that offer something you simply can't find in a conventional office park.
Why It Works for Flex and R&D Tenants
The physical characteristics of West Berkeley's building stock are what make it irreplaceable for certain tenant profiles:
- Ceiling heights of 14–24 feet in many buildings — essential for certain manufacturing, lab, and creative uses
- Open floor plates that can be configured for lab benches, production equipment, or open office
- Heavy power availability in many buildings — critical for R&D and certain tech uses
- Grade-level and dock-high loading in many properties
- I-80 and I-580 access within minutes
If you're a life sciences company that needs a small wet lab alongside office space, or a hardware startup that needs a maker environment with 20-foot ceilings, West Berkeley is one of a very small number of places in the Bay Area where you can actually find what you need without paying South of Market prices.

LBNL alone employs over 4,000 scientists and engineers. UC Berkeley's research enterprise is one of the most productive in the world. The pipeline of early-stage life sciences, materials science, and technology companies looking to commercialize that research — and stay close to their roots — is consistent and growing.
For landlords, this means a tenant base that values the proximity to UC and LBNL enough to pay a modest premium over comparable East Oakland or San Leandro industrial space. For tenants, it means a community of peer companies in adjacent spaces — which matters for recruitment, collaboration, and the intangibles of building a company.
Current Market Conditions
West Berkeley has not been immune to the broader softening in Bay Area commercial real estate. Vacancy is up from historic lows, and landlords who were asking aggressive rents in 2022 have come back to earth. That's created genuine opportunity.
Quality flex and R&D space in West Berkeley is currently available in a range of sizes from 3,000 SF to 30,000+ SF, at rents that are competitive with Oakland and significantly below comparable South of Market San Francisco alternatives. Landlords are motivated, TI is on the table, and term flexibility has improved meaningfully.
